Please be aware that a legally binding contract is established by an intending guest who accepts an offer of accommodation either by telephone, fax, e-mail or by letter. Illness is not accepted as a release from this contract.

1. In the event of cancellation any deposit paid will not refunded.
   
   
2. If cancellation for any length of stay is made within 72, ( 3 Days ), hours of arrival date the full balance will be payable. The full cost of Bed and Breakfast will be calculated less any deposit received. In the event of a “no show” then 100% of the balance also becomes payable.
   
   
3. If cancellation is made more than 72 hours in advance of arrival date then only the deposit will be retained and no further charge will be made.
   
   72 hours prior to the arrival date will be calculated back from 2pm on the day of arrival.
   
   
4. Check in time is from 2 p.m. onwards. If rooms are required prior to 2 p.m., the day rate of £15 will be chargeable. Please note that prior notification for this service must be given. Early check in is subject to room availability.
   
   
5. Check out time is by 10.30 am on day of departure.
